Reconfigured & renovated villa to create three apartments

The building was subdivided into 9 bedsits, and then reconfigured into 3 'upmarket' units for sale.

Acting on behalf of a consortium of overseas investors we won a tricky planning approval from Camden, dealing with Conservation Area issues and housing policy.

New apartments in downtown St Johns Wood

We have been appointed to convert this period property just off the high street in St Johns Wood into three apartments.

The scheme seeks to maximise the development opportunity here with new rear extension wings and a new mansard type roof extension.

Works should start on site late this year.

Maximising ... Up and Under

For a boutique housing developer we are working on various projects including Regents Wharf, located on the canal by Broadway Market in London Fields, Hackney.

We have recently converted semi-basement (former car parking) areas overlooking the canal into two one-bed flats, developed for sale. This conversion included the relandscaping of the terrace above for the residents, including raised-bed local vegetable growing.

New houses within a historical setting

On a site within the grounds of a former 'asylum for imbeciles' we are working up designs for new homes.

This plot once features the Matron's House to the hospital which has now been converted to flats. The site is dominated by wonderful protected cyprus and pine trees. We are taking our lead from the context and materials from the host buildings.

Four new mews houses on a backland site in Hampstead

Down a private lane in Hampstead, Square Feet Architects have been engaged to develop a scheme for a row of mews type houses. We are working with the planners to understand what form of development would be acceptable and appropriate in this location.

Maximising the potential of development sites.

In this location we have been working with land owners, planners and various development partners to generate a scheme for 140 units plus 10,000sqft of commercial and community space.

Square Feet Architects undertake feasibility studies to analyse and evaluate the potential of a location.

Conversion & extension to create 30 studio and one-bed flats

For a private developer we were asked to consider the development opportunity of a redundant post office building in the centre of Bedford. Reviewing options appropriate for the site and within planning policy, with input from local agents, we developed a scheme for small units for sale, appealing to the 'starter home' market.

Works have started on site and should be complete during the latter half of 2018.

Renovation of townhouse into boutique hotel

We have undertaken a series of projects for this client, here developing this townhouse on Portobello Road into a boutique apart-hotel.

There are four units, designed in collaboration with interior designers.

Analysing and maximising the development potential of sites

Square Feet Architects undertake feasibility studies to analyse and evaluate the potential of a location.

We are well experienced at deciphering planning policy, digesting context and absorbing client requirements to produce a viable scheme.

We have created our own development appraisal spreadsheet so ensuring that our schemes are continually being assessed for margin and viability. We often help clients cost and value at bidding stages providing 'winning designs'.
